Let’s be real—when you’re behind on your mortgage, it can feel like everything is spinning out of control. The letters come nonstop. The phone calls feel endless. And most days, it’s like your options are shrinking fast.
I’ve had a lot of conversations lately with folks who just feel stuck in that exact place. And that’s why I wanted to talk a little about foreclosure counseling—what it actually looks like, and how we help people through it.
What Is Foreclosure Counseling?
Foreclosure counseling sounds formal, but in reality, it’s a conversation. When someone reaches out to us, the first thing we do is just listen. No pressure. We want to understand what’s going on—what’s happened, what’s keeping you up at night, and what you’re hoping for.
From there, we look at the situation together:
How far behind are the payments?
What’s the lender saying?
What’s possible with your income, timing, or other life stuff?
And then we talk through options. Sometimes it’s a loan modification. Sometimes a repayment plan. Sometimes, it’s helping someone sell the house before foreclosure hits, so they can move forward on their own terms.
Every story is different. But the goal is always the same: clarity, calm, and a way forward.
A Story That Still Sticks With Me
Not long ago, we got a call from a woman in Mississippi. She thought it was too late. She’d already tried calling her bank but just kept getting the runaround. She was exhausted, overwhelmed, and convinced she had no options left.
We walked through everything with her, step by step. Got in touch with her lender. Helped her gather the right paperwork. Together, we were able to stop the foreclosure and give her space to breathe again.
